Lenders
Mortgage companies, Banks and Credit Unions are usually required to obtain an appraisal of the real property for lending purposes. Whether the appraisal is needed for purchase or refinancing, we are available to do the appraisal.
Family Law
An expert real estate appraiser is used to determine the value of the real estate assets of the marriage during divorce. The valuation of the community property is determined using an appraisal for divorce purposes. Many of our appraisals for dissolution of marriage litigation include upper-end residences and beachfront properties, which have ocean views and/or beach front access. We have experience appraising multi-million dollar homes and other unique properties. In addition to the valuation of the real estate, we offer rental surveys for Morse Marsden calculations.
Diminution in Value
We have expertise in conducting diminution in value appraisals. Diminutions in value appraisals are needed for litigation, water intrusion, flooding, fires, construction defect and eminent domain. Damages could include the loss in value due to a detrimental circumstance.
Construction Defect
An expert real estate appraiser is required for many situations when there is a diminution in value due to alleged construction defects, litigation, encroachments, geological or soils conditions. Attorneys and accountants (CPA’s) rely on our appraisal services for residential and commercial properties. Property damages could include water intrusions, unstable soils, cracked slabs, slope creep, and structural issues. Other issues that can have a significant impact on value are zoning changes, easements & encroachments, contaminations, flooding, eminent domain, and other problems.
Estate Planning
Lawyers, Accountants (CPA’s), and Estate Planners can provide assistance when developing a Trust that includes real estate assets. We assist CPA's and Attorneys by providing the appraisal of the real estate property, which often is specific to a specific date in time. Valuations which offer an opinion of value as of a certain date in time are retrospective appraisals. The effective date can be as of the date of death (DOD)or even six months after the date of death (DOD). Appraisals for estate planning and trusts can also be as of a current date when the trust is developed. Estates often include commercial real estate property, as well as residential property. As certified general appraisers we are experienced at appraising all types of real estate: office, retail, industrial, residential and special purpose properties.
Family Limited Partnerships
The Internal Revenue Service (IRS) can significantly tax the estate of the decedent. This can be quite burdensome for parents who wish to transfer their estates to their children. A method to minimize the taxation of the estate is to gift fractional interests of the real estate assets to the heirs over time. We specialize in discount appraisals regarding partial interest evaluations that are crucial to family limited partnerships. Fractional interests are complex as the partial interest ownership is undivided. Additional risk analysis is required and thus is a specialized area of appraisal service. There are CPA’s and Attorneys who specialize in estate planning, fractional interests, gifting, and trusts.
Commercial / Industrial Property Appraisals
Commercial and industrial properties are unique and have different usages. A commercial or industrial appraisal may include any type of property, except one-to-four unit residential properties. Thus, apartment buildings that have five or more units are considered a commercial appraisal assignment. Hotel, motel, and mobile home parks are also commercial appraisal assignments. Non-residential appraisal assignments can be broken into two categories, commercial and industrial. Office, retail, strip centers, and auto dealerships are examples of commercial properties. Industrial properties include heavy industrial, light industrial, flex spaces and research & development (R&D) usages. We provide commercial appraisal services for attorneys, banks, mortgage brokers, and private lenders.
Apartment Appraisals
We provide apartment valuations, which include 2-4 units, 5-9 units and large apartment buildings. Apartments vary in size and quality. We recognize the differences in management and expenses of small and large unit apartment developments. Apartment complexes are a good example of commercial appraisals. They are often a first time purchase of many real estate investors.
Private Loans
There are many needs for private money financing which would generally require an appraisal. Financing can be difficult for commercial properties, special use properties or when markets are down. We evaluate the collateral for mortgage companies and private money lenders. Real estate loans can be for residential or commercial property. The appraisal can be reported on a form or in a narrative report.
